Founded in 1905, Phipps Houses is the oldest and largest owner/developer/manager of affordable housing in New York City. It developed and owns through affiliates 4,500 units of housing in Manhattan, the South Bronx, and Queens, with 2,300 new units currently in the pipeline. Its property management subsidiary manages more than 13,000 apartments, including those owned by Phipps, as well as apartments owned by New York City hospitals, community agencies, religious organizations, and government housing agencies/PHAs. Its human service affiliate, Phipps CDC, is a major New York City provider of early childhood and per-school-based programs, adult education and college placement, and job preparation and sourcing. Phipps’ consolidated operating budget is $85 million and it has a 1,000-person staff.
